Aluminium Cladding Auckland: Reduce Tender and Programme Risk

Aluminium cladding · 26 October 2026

How do you reduce risk when tendering aluminium cladding?

Reduce aluminium cladding tender risk by comparing the same system, scope and compliance evidence, then checking the fabrication and installation programme before award. For Auckland head contractors and quantity surveyors, this makes price comparisons more useful and helps expose gaps that could become variations or delays.

A square metre rate alone will not show whether a subcontractor has allowed for difficult junctions, access constraints or the specified finish. The tender needs enough detail to explain what is included, what remains unresolved and which assumptions affect the price.

We have been installing aluminium composite material, or ACM, since 2006. Our services cover supply, QS sizing from drawings, fabrication, installation and site management.

What should an aluminium cladding tender include?

Start with a common drawing register and specification revision for every tenderer. Identify the cladding areas, panel or board type, thickness, finish, support system and fixing method, along with any approved alternatives.

Ask each tenderer to identify responsibility for flashings, cavity components, insulation, air barriers, sealants and interfaces with other trades. These items may sit in different packages, but none should fall between them.

Require allowances and exclusions to be stated against the scope. Access equipment, unloading, storage, protection and waste removal can materially change the comparison.

A tender clarification schedule is useful here. Resolve each difference before award rather than accepting a low total and working out the boundaries on site.

Which compliance documents should you check before award?

Check that the proposed cladding system has evidence supporting its use on the particular building. A product brochure or warranty does not, by itself, establish compliance with the New Zealand Building Code.

For weathertightness, review the proposed E2 compliance pathway and the details at openings, penetrations, parapets and the base of the wall. Where an appraisal is supplied, check its scope, limitations and installation requirements against the design.

For fire performance, confirm the proposed wall build-up with the project designer or fire engineer. Do not assume solid aluminium and ACM products are interchangeable, or that a panel's trade name establishes its fire performance.

Agree the required installation records, inspection points and completion documents, including any PS3 or other producer statements required by the consent or contract. Clarify who prepares and signs each document.

What drives the cost of aluminium cladding?

Panel geometry is a major cost driver. Large areas of repeated panels generally involve different fabrication and installation effort from elevations with narrow strips, multiple folds, curves and frequent changes in direction.

Material yield matters too. Panel dimensions relative to available sheet sizes affect offcuts, while finish direction and colour consistency can limit how pieces are arranged for cutting.

Access and sequencing also affect labour. A clear workface with agreed access is different from installing small areas around other trades or returning repeatedly to complete junctions.

Ask for these assumptions to be visible in the tender. If savings are needed, review panel layouts and junction complexity with the designer before changing the specified system or reducing essential weatherproofing work.

How can you compare aluminium cladding quotes fairly?

Compare quotes against a single scope schedule rather than comparing totals alone. Record differences in quantities, material specifications, fabrication, installation, access and documentation.

Check whether quantities are measured from drawings or remain provisional. Ask how openings, returns, soffits and flashings have been measured, because different measurement rules can make similar rates produce different totals.

Separate genuine design alternatives from omissions. A cheaper proposal may offer a different finish, fixing arrangement or wall build-up that still needs design review.

We provide QS sizing from drawings. Sending the current architectural set with relevant structural and fire information helps us identify scope questions while they can still be resolved through tender clarification.

Where do aluminium cladding programmes usually come under pressure?

Programme risk often starts before installation. Unresolved details, late finish selections and incomplete approvals can hold up procurement or fabrication even when an installation date has been booked.

Set milestones for design information, shop drawing review where required, site measurements, material orders and release to fabrication. Confirm which dimensions can come from drawings and which need checking against the built structure.

Then agree workface readiness. Supporting construction, window interfaces, access and preceding weatherproofing work need to be ready in the sequence the cladding installer expects.

Our fabrication services include cutting, rolling, CNC routing and grooving. Agreeing the release sequence early helps align that work with the site programme.

How do you limit variations without leaving scope gaps?

Variations are easier to control when the tender records its assumptions. Identify unresolved details, provisional quantities and work by others, then assign responsibility for closing each item.

Use a pre-start review to check the junctions between cladding, windows, roofing and structure. Confirm who supplies each component and who inspects concealed work before it is covered.

Keep a clear approval trail for changes. Record the instruction, cost effect and programme effect before changed work proceeds where practicable.

Check subcontractor capability as well as price. Request relevant experience, current health and safety information and any prequalification evidence your procurement process requires, rather than assuming these are in place.

What should you send us for an aluminium cladding tender?

Send drawings to tenders@kiwicladding.co.nz to reach our quantity surveyor directly. Include the specification, drawing register, tender deadline, proposed programme and any scope schedule or consent requirements available.

Flag unresolved details and alternatives you want priced separately. We can then review the package against our supply, fabrication and installation scope and raise questions before award.

Frequently asked questions

Is solid aluminium cladding the same as ACM?

No. Solid aluminium and aluminium composite material have different constructions. Confirm the exact product and system, particularly when reviewing fire performance and proposed substitutions.

Does a cladding warranty prove Building Code compliance?

No. A warranty sets out cover and conditions. Compliance needs supporting evidence for the proposed system, its application and the relevant Building Code requirements.

Can aluminium cladding be priced from tender drawings?

Yes. We provide QS sizing from drawings, with assumptions and unresolved scope identified. Final fabrication may depend on approved details and site dimensions.

What should a cladding handover include?

Agree this before award. It may include product information, warranties, maintenance instructions, inspection records and any producer statements required by the consent or contract.

Can a lower cladding rate increase the final cost?

Yes, if the quote excludes necessary work or relies on assumptions that do not match the project. Compare scope, compliance evidence and programme allowances alongside rates.
